When will I receive my payment?
Checks are mailed or direct deposits are initiated once the tenants’ payment has cleared their bank. This can take up to 3-4 business days from the date they make their payment. Most payments should be received by you by the 15th of the month. If your payment will be delayed beyond that, we will inform you.
What if my property needs repairs?
If a tenant calls us regarding a maintenance issue they are having, we will dispatch one of our highly trained technicians to trouble shoot the issue. If it is a minor repair, under $250.00, we will generally have our technician go ahead and make the repair and inform you of the issue and the cost of the repair. If it is a major issue and the cost to repair will be over $250.00 we will contact you before authorizing repairs. In Emergency situations, such as no heat, flooding, etc. we will attempt to contact you, but we will go ahead with repairs needed to restore those services and/or prevent damage to the property.
Will I receive an Owner statement?
If you wish to receive a monthly or quarterly statement, please let the office know. You will receive a yearly statement for tax purposes; those will be mailed by January 31 each year.
Can I inspect the property myself?
Yes, you may, however per our lease agreement and state Landlord Tenant Guidelines, we must give the tenant a 48 hour notice before any inspection. Keep in mind, we do inspections every 90-120 days, and we can always provide the most recent inspection report.
What if the tenant is late on rent or needs to be evicted?
Our eviction policy is very strict. We mail late notices between the 6th and the 8th of each month depending on if the 6th falls on a weekend. The late notice gives the tenants 7 days to pay or vacate. They are also charged a $100.00 late fee on the 10th day of the month. If they fail to pay by the 7th day, a
Forcible Detainer filing will need to be filed. We can complete the paperwork for you, but you will have to actually take it to the courthouse with payment, or have an attorney file it for you. Once you go to court, there is a 7 day waiting period for the tenant to appeal, and then you can obtain a Warrant for Possession. Once you receive the Warrant, the Sheriff will meet you and our crew at the property and we will complete the eviction process.
Do you charge for Evictions?
We do not charge extra for mailing late notices, preparing paperwork, or court appearances. In the unlikely event that a tenant is actually evicted and we have to move them out of the property, there will be a charge for the labor involved in clearing the property.
What costs do I pay for?
Our $99.00 Management Fee covers the day to day management of your property, collecting rents, late notices, eviction filings, court appearances, maintenance calls, 24 hour emergency phone line and all other tenant related matters. Costs associated with repairs, general maintenance, changeovers, and damage are your responsibility. Since we are home-builders, you can get your materials and labor at our cost and we will manage all phases of the process.
What happens if I want to cancel my Management Agreement?
In the event that you no longer wish for us to manage your property, a sixty (60) day written notice is required. Per state law, you will be required to honor any existing lease, for the entire term of the lease, unless the tenant violates the existing lease.
What happens if I decide to sell my property?
Please contact us and let us know that you will be placing the home on the market. This way we can inform the tenant and provide access information. 24 hour notice will be required prior to showing the property. Once the property sells, the new owner is required to honor the existing lease for the entire term of the lease.
Can I have additional cable/phone lines installed?
Yes, as long as there is no exposed wiring on the outside of the home and the installation is done in a professional manner and appropriately fished through the walls with an appropriate cable/phone jack.
