Tenant Move Out Procedures | Tenant Move Out Prices
We are always sorry to see our tenants leave, but we know sometimes circumstances change or needs change and tenants find they must move on.
If you find that you must move, we have procedures in place to make your transition a successful one.
- 30 day WRITTEN NOTICE-It is ok to call, but please send in a written notice that includes your Move-Out Date and New Address. Since all of our leases begin on the first of the month, we require that notice be given on the first of the month. Ex: If you are moving on May 1 we need your Notice on April 1. If you are moving on May 15, we still need your notice on April 1, and we will charge you a prorated amount for May 1-15.
- As soon as you provide notice to us, we will begin advertising the home to secure a new tenant. We will always provide 24 hour notice before showing the property. We ask that you keep your home as neat and clean as possible to help us in securing a tenant.
- Once we receive notice, you will be given a copy of the Move-Out Procedures. Please read them carefully and follow the instructions given. Failure to do so could result in additional charges being deducted from your Security Deposit.
- Utilities MUST REMAIN in your name until the completion of your Move-Out Inspection. The Move-Out Inspection occurs after all of your items are out of the house, you have had the carpets professionally cleaned, and you are ready to return the keys to us.
- All trash and personal items MUST BE removed from the property when you Move-Out. Please do not place items on the curb, as the refuse company will not collect them. If you do have excess garbage it is your responsibility to contact your refuse company to pick up the large load. You will be billed for Trash Removal if we have to remove personal items or garbage from the property.
- Grass should be mowed and landscaping cleaned up just before you vacate.
- Please make sure to have your mail forwarded a few days prior to your move. We are NOT responsible for items delivered after you have vacated.
- The carpets MUST BE PROFESSIONALLY CLEANED after all of your belongings have been removed. You will have to provide a receipt showing the cleaning at the time of your Move Out Inspection.
- The home should be clean at the time of the Move Out Inspection. Please make sure all cabinets are wiped out, appliances clean and wiped out, all sinks, toilets, tubs and fixtures clean.
- All smoke detectors should be in working order.
- All light fixtures should have working bulbs in them.
- The garage should be swept out.
- Nail Holes or any other holes in the walls should be patched and all decals/posters need to be removed. If you painted any rooms, they need to be brought back to the original color they were at the time of Move-In. We use Sherwin Williams-Shur Scrub-Flat-Softer Tan.
Security Deposit
The Security Deposit can only be used to cover damages or excess wear and tear and cannot be used to cover the last month’s rent or past due rent. Within 45 days of your move out, you will receive a detailed accounting of what the security deposit was used for, as well as a refund check (if applicable). We cannot issue any refunds prior to this time frame.
