Hillcrest Property Management follows the Fair Housing Act, which prohibits discrimination based on race, religion, color, sex, national origin, handicap or familial status. The following qualification standards will be required from every prospective tenant.

NUMBER OF OCCUPANTS: Each tenant named on the lease shall be required to submit an application. The maximum allowable occupants per unit are 2 individuals per bedroom.

WHAT AFFECTS OUR DECISION:

  • Your rental application may be declined due to the negative public record, negative landlord feedback, or lack of financial resources
  • Any evictions, regardless of reason, from any residential real estate
  • Any pending small claims, eviction or criminal lawsuits
  • Any recent history of NSF Checks
  • Any demonstrated history of late or delinquent payments, or outstanding balance
  • Any landlord or property management company with a balance greater than $1.00
  • Criminal History
  • RENTAL HISTORY needs to be moved back a space and the bullet points need to be properly aligned.
  • Actually, several of the red headings need to be moved back. Ditto on the bullet points.
  • Check Conviction, Convicted – change all to convicted, so it’s all consistent.

WHAT TO TURN IN WITH YOUR RENTAL APPLICATION:

Your application is not complete until you turn in the following:

  • Application for each adult
  • Last 2 month’s bank statements for each adult (please provide info on any account that may be used to pay your obligation to us)
  • Last 2 months pay stubs
  • Benefit Award letter if you receive government benefits such as Social Security, Disability, etc.
  • $30.00 non-refundable application fee (Cash, Money Order, or Credit/Debit Card) No Personal Checks accepted
  • Clear Copies of Photo IDs for all adults

Miscellaneous

  1. A Complete Application: One application for each adult (18 years or older) must be completed. If a line is left blank, or an omission is not explained satisfactorily, we will not review the application. We process applications as received. Incomplete applications are placed aside until all the information has been received.
  2. Valid Photo ID: We require a photo ID (driver’s license or other government issued photo ID card) and must be presented with a completed application.
  3. False Information: Your application will be declined if you misrepresent any information. If the misrepresentations are found after the rental agreement is executed, your rental agreement will be terminated.
  4. $500.00 Deposit: A deposit to hold is required at the time the application is approved. The $500.00 deposit to hold is nonrefundable. You must sign the lease within 2 weeks of the approval of the application. When you sign the Lease, the $500.00 will apply toward your security deposit. Failure to sign the lease within 2 weeks of approval will result in forfeiture of the deposit to hold and the home will be re-listed.
  5. Pets: Pets must be approved by Management, subject to restrictions. A $500.00 pet deposit is required (nonrefundable) and a monthly pet rent of $25.00 per pet. There is a maximum of 2 pets per household. Cats are generally NOT allowed in our properties.
  6. Acceptance: We will accept the first qualified applicant. In no instance will a second applicant be screened until a decision has been determined on the first applicant.
